Water Leaks again! We had a water leak in the wall of C201, then pipes in the wall of the laundry and fire alarm room, and our latest is in A105. The water bill was four times higher than "B" & "C" buildings. The last bill for the A building was $3900 versus $600 & $800 for the other buildings. We hired a leak detection company and it was a significant leak in C105 and onto the patio unfortunately, which will be the responsibility of the association. With the plumber's bill, Servicemaster and build back will most likely be $50K to $60K at a minimum( this is something we do not utilize our master policy as the deductible is $50K) we will need to assess in the near future. We will take this amount out of the reserve account and then it will need to be replenished back with an assessment per our Declarations/Bylaws and our legal counsel. Stay tuned on details.
